Analysis on Actual Operating Load Rate of Transformers Used in Civilian Residence Projects

    AbstractThrough 30 years of rapid development,residential building electric system has essentially been standardized and kept pace with the highturnover real estate industry. For years,the author has frequently received feedback from Party A claiming that the maximum operating load rate of transformers is too low. Eventually,large amount of transformer operating data has been obtained through BRC Jiabao Property Management Co.,Ltd.(which manages over 1 000 projects,with area over 140 million square meters),

therefore a simple analysis on several selected projects (in Chengdu)is conducted. The actual transformer operation load rate data from January to August 2019(the singlephase maximum value of each record time point and singlephase maximum value of each day are taken)of 2 selected projects(luxurious housing,rigid demand)within the 3rd Ring Road of Chengdu that have been long occupied and have high occupancy rate are analyzed.

  摘 要:住宅建筑电气经过30年高速发展,基本做到了系统标准化,也跟上了地产行业高周转的步伐。多年来作者在工作中常接到甲方反馈变压器的最高运行负载率较低,终有机会通过蓝光集团嘉宝物业管理公司(在管项目1 000余个,面积超14 000m2)取得了大量变压器运行数据,因此选取几个项目(成都地区)进行简单分析。选取入住时间较长,入住率较高,成都三环内2个楼盘(豪宅项目、刚需项目)20191月和8月的变压器实际运行负载率数据(均取每个记录时间点单相最大值、每天内单相最大值)进行分析。
